Motor City.
The community I live in, and own in.
A low-rise, genuinely green community built around the Dubai Autodrome. Wide pavements, real parks, a school run that works. It behaves more like a suburb than most of Dubai does — which is exactly why it suits some buyers and not others.
What it is
The community, plainly.
Motor City was master-planned by Union Properties around the Autodrome in the mid-2000s, and the original phases — Green Community Motor City and Uptown Motor City — are now mature, established stock. Buildings are mostly six to eight storeys, set in landscaped courtyards, with retail and schools inside the community rather than a drive away.
It is not a view market. Nobody buys here for a skyline. People buy here for square footage, greenery, and the fact that you can walk a dog or push a pram without crossing a highway. That trade-off is the whole story of the place.
Who it suits
Who should buy here — and who shouldn't.
Families and long-hold owners, and anyone who wants space per dirham rather than a postcode. A 1-bed here is often larger than a 2-bed in Marina at a lower ticket price, and the community has the schools, nurseries and supermarkets to make that space usable.
It is a weak fit if you need Metro access or a five-minute commute to DIFC. The nearest Metro is a drive, and peak-hour traffic on Hessa Street and Umm Suqeim Street is real. If your tenant profile is a single professional working Downtown, other communities will let more easily.
What I'd watch
The things the listing won't tell you.
Service charges vary sharply from building to building. The gap between the best-run and worst-run blocks is wide enough to move your net yield by more than a full percentage point on the same purchase price. Always price the service charge before you fall for the unit.
Chiller arrangements differ too — some buildings include district cooling in the service charge and some bill the tenant separately, which changes both your running costs and how competitive your rent is. And check the age of the lifts and façade works: older buildings here are approaching their first major-maintenance cycle.
In practice
Buying in Motor City, day to day.
- I live here, so viewings can happen the same day and I will tell you which blocks I would not buy in.
- Ready stock only, in practice — there is very little off-plan inside the established community.
- Rental demand is steady rather than spiky: families sign longer leases and renew, which is good for net yield and bad for short-let ambitions.
- Parking, storage and balcony depth vary between the original developers' towers. Two units with the same sqft can live very differently.
Questions
What people ask me about Motor City.
Is Motor City a good investment in Dubai?
For a long-hold, yield-first investor who wants steady family tenants, yes — gross yields here are among the stronger figures in established Dubai communities, and prices per sqft are well below Marina or Dubai Hills. It is a poor fit if you are chasing short-term capital appreciation from a landmark address.
What are service charges in Motor City?
Indicatively AED 13–16 per sqft per year for apartments, but the range across individual buildings is wider than that. I check the actual approved budget for the specific block before shortlisting any unit.
Is Motor City good for families?
It is one of the most family-oriented apartment communities in Dubai: parks inside the community, schools and nurseries within walking distance, low-rise buildings and wide pavements. Most of my clients here are end-users with children.
How far is Motor City from Downtown and the Marina?
Roughly 20–30 minutes by car to either in normal traffic, longer at peak. There is no Metro station in the community, so a car is realistic for most residents.
