Investing in Dubai property with the numbers in writing.

Net yields after service charge, escrow status verified, developer delivery history pulled. If the numbers don't work, you'll get that in writing rather than a softer version of it on a call.

How it works

Four steps. The first two are free.

STEP 01

Purpose and horizon

Income, capital growth, a golden-visa threshold, or a base in Dubai — each points to a different community and a different unit type. We settle this before anything else.

STEP 02

Community and building selection

Which of my five communities fits the purpose, then which buildings in it hold tenants and value. Net yield is calculated after service charge, vacancy and management, never from the gross figure on a brochure.

STEP 03

Due diligence

For off-plan: escrow status, developer delivery record, handover-volume mapping and payment plan against realistic completion. For ready stock: service-charge history, owners' association health and rental history.

STEP 04

Purchase and after

Negotiation, transfer, tenant sourcing, and ongoing management referral. Then the part most agents skip: resale timing and service-charge disputes when they come up years later.

What's included

The work that decides your outcome, done before you commit.

  • Net yield workings for every shortlisted unit: after service charge, realistic vacancy and management cost
  • Escrow verification and developer delivery history on every off-plan option before it is discussed
  • Handover-volume mapping so your first tenancy or exit does not land in a crowded window
  • Comparison across my five communities against your specific purpose, not a single pushed area
  • A written 'don't buy' when the numbers do not work — with the arithmetic that shows why

What's not

No pushed inventory. No gross yields. No pressure.

  • No units suggested because the commission is better
  • No yields quoted gross, without service charge
  • No off-plan launch discussed before its developer record is pulled
  • No silence after the keys are handed over

Questions

What people ask me about investing.

What rental yield can I expect in Dubai?

Gross yields across my five communities run indicatively from about 5.5% in Dubai Hills to about 8% in JVC. Net yields after service charge, vacancy and management are typically 1.5–2.5 points lower — that net figure is the one I put in writing.

Is Dubai property a good investment right now?

It depends on the community, the building, the entry price and your horizon — not on the market headline. I will tell you if the timing is wrong for your specific case; that is often the answer in the first 15 minutes.

How do I check a developer before buying off-plan?

Delivered projects and their delays, the escrow account status registered with the Dubai Land Department, and the volume of similar stock completing in the same window. I pull all three for any launch we discuss.

Does buying property give me a Dubai golden visa?

A property purchase of AED 2 million or more can qualify you for a 10-year golden visa, subject to the current rules. It can be combined with a good investment, but it should not be the reason to overpay for one.
