Service · Real estate buyer representation
Buying property in Dubai, community first.
We establish where you should be living or investing before we look at a single floor plan. Then the service charge gets checked before the unit makes the shortlist.
How it works
Four steps. The first two are free.
The 15 minutes
Where you are, what you have, what you are actually trying to achieve. No listings sent. Often ends with me saying the timing is wrong.
The honest read
A written view on which of my five communities fits, with the arithmetic shown: entry price, service charge, net yield, transfer costs and mortgage impact if relevant.
The shortlist
Three to five units that fit the brief, each with its own workings. Viewings in person or on video if you are overseas. Anything that does not fit gets cut before you see it.
Offer to keys
Negotiation against real comparables, MOU, NOC, transfer at the Dubai Land Department trustee office, and snagging at handover. If you are abroad, this can be done by power of attorney.
What's included
The work that decides your outcome, done before you commit.
- Service charge per sqft checked from the actual building budget before any unit is shortlisted
- Developer delivery history and escrow status pulled before any off-plan unit is discussed
- Net yield and total acquisition cost worked out in writing, including the 4% DLD transfer fee and trustee, agency and mortgage costs
- Video viewings and full remote transaction support for buyers outside the UAE
- A clear 'wait' or 'don't buy' when that is the honest answer
What's not
No pushed inventory. No gross yields. No pressure.
- No units suggested because the commission is better
- No yields quoted gross, without service charge
- No off-plan launch discussed before its developer record is pulled
- No silence after the keys are handed over
Questions
What people ask me about buying.
Can I buy property in Dubai without visiting?
Yes. Viewings on video, MOU signed electronically, and the transfer completed by a registered power of attorney. Most of my clients are outside the UAE for the whole transaction.
What are the costs of buying property in Dubai?
Budget roughly 6–8% on top of the price: the 4% Dubai Land Department transfer fee, trustee and registration fees, agency commission, and mortgage registration and valuation if you are financing. I set the full figure out in writing before you offer.
Do I need a golden visa to buy?
No. Foreigners can buy freehold in designated areas — all five of my communities included — with no visa. A property purchase of AED 2 million or more can qualify you for a 10-year golden visa, which is a separate process I can walk you through.
Should I buy off-plan or ready?
Ready, unless the off-plan case is clearly better on price, developer record and completion timing. Off-plan only where it makes sense is a rule I apply, not a slogan.
Where
Five communities, each with a guide.
Prices, service charges, yields and what I'd watch — in depth.
