Selling your Dubai property at the right time, not just the right price.

A real valuation against comparable transactions, not a flattering one to win the listing. Then a view on timing — because in Dubai, the right month matters more than the right photographer.

How it works

Four steps. The first two are free.

STEP 01

The honest valuation

Recent transactions in your building and community from Dubai Land Department data, adjusted for floor, view, condition and tenancy — and the price I think it actually sells at, which is not always the price you hoped.

STEP 02

Hold, sell or re-let

Sometimes the right answer is not to sell. If the numbers say hold and change tenancy strategy, I will say so, even though it costs me a commission.

STEP 03

Marketing that fits the buyer

Professional photography, listings on the portals buyers in your community actually use, and direct outreach to my own buyer list — including overseas investors looking in exactly your building.

STEP 04

Offer to transfer

Qualified buyers only, negotiation with real comparables in hand, MOU, NOC from the developer, and transfer at the trustee office. Tenanted sales and mortgaged sales handled with their extra steps.

What's included

The work that decides your outcome, done before you commit.

  • Written valuation against actual comparable transactions, not portal asking prices
  • A hold-versus-sell recommendation, including what the unit would net if re-let instead
  • Full marketing: photography, portal listings, and direct outreach to buyers already looking in your community
  • Handling of tenanted, mortgaged and power-of-attorney sales for owners outside the UAE
  • Weekly honest updates — including 'no interest at this price' when that is the case

What's not

No pushed inventory. No gross yields. No pressure.

  • No units suggested because the commission is better
  • No yields quoted gross, without service charge
  • No off-plan launch discussed before its developer record is pulled
  • No silence after the keys are handed over

Questions

What people ask me about selling.

How much is my Dubai property worth?

The only honest answer comes from recent transactions in your building and immediate comparables, adjusted for your unit's specifics. I prepare that in writing for owners in my five communities — message me with the building and unit type.

Can I sell my Dubai property while I am abroad?

Yes. A registered power of attorney allows the transfer to complete without you, and everything before that — valuation, marketing, offers — happens over WhatsApp and video.

Can I sell a property with a tenant in it?

Yes. The tenancy transfers to the buyer, and investors often prefer a tenanted unit. The tenant must be notified correctly and the rent and contract terms affect the price, so we account for that in the valuation.

Why isn't my property selling?

Almost always price against comparables, then presentation, then the listing reaching the wrong buyer pool. I will tell you which one it is after looking at the unit and the transactions around it.
